How to choose

How to narrow sixteen communities to three

Start with the trade-offs that will annoy you daily, not the ones that photograph well. Beach access is the island's reason to exist; boating favors Wexford, Moss Creek, Sea Pines, or Palmetto Bluff; golf-first buyers should look at the number and privacy of courses; a maintenance-free plan changes the math toward villas; and the fee structure decides how much the club actually costs you. Write down the three non-negotiables and let the table do the filtering.

Back to the Moving Guide

Three non-negotiables to pick

  • 1. Water access ocean, deep-water dock, lake, or none of it matters to you.
  • 2. Golf how many courses, how private, and what membership costs.
  • 3. Fees assessment plus club dues, because they repeat every year.

Answers

Community questions, answered

The questions that come up before buyers start comparing profiles in detail.

Which Hilton Head and Bluffton communities are gated?

Every community profiled on this page operates a security gate, from the island resorts like Sea Pines and Palmetto Dunes to the mainland clubs like Belfair and Colleton River. Gated does not mean private: most allow access for residents, guests, and on some, visitors with a pass or tee time.

Do all these communities have golf?

All but one. Hampton Lake is the exception, a lake community with no course. The other fifteen have at least one course; several have two, three, or four, with play ranging from fully private to semi-private or resort.

Which communities have marina or deep-water access?

Sea Pines (two marinas), Palmetto Dunes, Wexford's lock-controlled harbor, Palmetto Bluff's Wilson Landing, Colleton River, Moss Creek, and Hilton Head Plantation's neighboring Windmill Harbour. Long Cove offers deep-water docks on Broad Creek. Others have river frontage, lagoons, or lakes without docking.

How much do annual fees run in these communities?

Fees vary widely by community and by club membership. Property owners assessments plus optional club dues typically add a meaningful amount to the annual carrying cost, and each profile carries a [VERIFY] marker for current figures because they change with each budget cycle. Always ask for the current assessment, the resale fee, and the club dues in writing before making an offer.

Is Sun City Hilton Head the only age-restricted community?

Yes, of the sixteen profiled. Sun City Hilton Head is a Del Webb active-adult community where at least one resident of each home is 55 or older. All of the others are open to buyers of any age, subject to each community's occupancy rules.
