Island or Mainland?

Hilton Head Island vs Bluffton · scenery, golf, commute, and price

The biggest early decision in a Lowcountry move is which side of the water: Hilton Head Island, a barrier island built around beaches, golf, and resort life, or Bluffton, a mainland town with Old Town charm, river communities, and more house for the money. This page compares the two across the things that decide day-to-day life, and ends with a short list of questions worth answering before you book a visit.

Your call

How to decide in one visit

Spend one morning on each side. On the island, drive the beach communities and Harbour Town, then have lunch in Bluffton's Old Town and walk the May River. Ask yourself which commute, which errands, and which pace you want on a random Tuesday in February, not the week of your vacation.

Daily beach and surf

Pick Hilton Head Island for beach access as routine, not a planned trip.

Clubs and quiet roads

Pick Bluffton for mainland clubs with big acreage and a shorter airport run.

Both, eventually

Many buyers own on one side and rent or settle on the other; Kim can map that plan too.

Answers

Island vs mainland questions

Frank answers to the comparison questions buyers ask on the first call.

Which is cheaper, Hilton Head Island or Bluffton?

Bluffton has reported lower median prices than the island in the most recent figures, and mainland insurance and commuting costs are often lower as well. But the range within each side is wide, so the useful comparison is between specific communities, not the two averages.

Is Bluffton on an island?

No. Bluffton is a mainland town on the May and Colleton Rivers, connected to Hilton Head Island by bridges. You cross the water to reach the island, which also means an extra trip for beach days and island medical appointments.

Which side has better golf?

Both. The island has the famous resort courses, Harbour Town, Palmetto Dunes, Shipyard, and the private clubs of Long Cove and Wexford. The mainland has Palmetto Bluff's May River, Belfair, Berkeley Hall, Colleton River, and Sun City's four courses. The question is private versus resort play and how much you want to pay for membership.

Can I commute from Bluffton to Hilton Head Island?

Yes, daily. The bridges cross at the north end of the island, and the drive from most Bluffton communities to mid-island runs 15 to 25 minutes, with seasonal traffic on U.S. 278 at rush hour and in summer.

Which side is better for a boat?

It depends on where the boat lives. Deep-water dockage exists on both sides: Wexford, Sea Pines, Moss Creek, and Colleton River all have slips, while the island and mainland marinas serve different cruising patterns. Buyers with a boat should make dock depth and tide windows part of the home search.

Does Beaufort County tax island and mainland homes the same?

Yes, the county tax structure is the same: the 4% legal-residence assessment applies to owner-occupied primary homes on either side, with the Homestead Exemption for those 65 and older. Insurance and wind-exposure costs can differ by location within the county.
