Why do people move to Hilton Head Island and Bluffton?
Buyers arrive for a short list of concrete reasons: a mild four-season climate without heavy snow, an island and mainland built around golf, boating, and the beach, and a tax structure that treats retirement income gently. South Carolina does not tax Social Security benefits, offers a Retirement Income Deduction that grows at age 65, and adds an Age 65 and Older income deduction against taxable income, details covered under taxes below.
The scale is real but human: Hilton Head Island is home to roughly 38,000 year-round residents across about 41 square miles, and Bluffton has grown to roughly 37,000 residents across about 52 square miles. Most relocating buyers come from higher-cost markets in the Northeast and Midwest, and most say the deciding factor is fit: a community, a club, and a pace that match how they actually want to spend their weeks.

Winters are mild, with daytime highs usually in the 50s and 60s and frost rare; springs are the best season, dry and bright; summers are genuinely hot and humid with afternoon thundershowers; autumn is warm into October and November. Air conditioning runs much of the year. Hurricane season runs June 1 to November 30, and the insurance page explains what that means for homeowners.
What are the schools like in Hilton Head and Bluffton?
Public schools in both towns are run by the Beaufort County School District. School assignments follow your street address, and the district publishes its own attendance boundary information, which is the authoritative source for which school serves a given home. For official details, enrollment steps, and boundaries, use the district's site and its boundary tool directly.
How good is healthcare access?
The island has a full-service hospital, Hilton Head Hospital. Coastal Carolina Hospital (Hardeeville) also serves the area. The Healthcare Access page carries the details.
Healthcare access in detailHow safe is the area, and who patrols it?
Law enforcement is organized differently on each side of the bridge. Bluffton has its own police department, the Bluffton Police Department. Hilton Head Island is served by the Beaufort County Sheriff's Office [VERIFY: current law enforcement arrangement for Hilton Head Island]. For verified information on crime statistics and community policing, use the official departments directly rather than third-party summaries.
What about insurance, flood zones, and hurricanes?
Coastal homeowners carry wind and hail coverage in their policy or separately, and homes in a Special Flood Hazard Area are required to carry flood insurance when they have a federally backed mortgage. The first step for any buyer is the FEMA Flood Map Service Center using the property's street address, then a conversation with an insurer who writes coastal wind coverage. Hurricane season runs June through November, and Beaufort County publishes evacuation and preparedness plans. Details and links are on the insurance page.

What taxes will I pay in South Carolina?
Three rules matter most. South Carolina does not tax Social Security benefits. Other retirement income qualifies for a Retirement Income Deduction of up to $10,000 per taxpayer once you turn 65, and an Age 65 and Older deduction of up to $15,000 (up to $30,000 on a joint return where both qualify). The Age 65 and Older deduction is reduced by any retirement income deduction claimed, so the two are not simply added together. [VERIFY: current SC retirement and age 65 deduction amounts] Your primary residence is assessed for property tax at 4% of value instead of the standard 6%, once you file the legal residence application [VERIFY: legal residence application form name] with the county. Homeowners 65 and older can also claim the Homestead Exemption, which removes the first $50,000 of value from property tax. The Cost of Living and Taxes page lays all of this out with the forms and deadlines.

When is the best time to move?
April to June and September to November are the most comfortable months for a long move and for house hunting, with the lightest weather and the lowest humidity. Summers move slower and hotter; winter has the least competition and sometimes the best value, at the cost of shorter days and evenings that cool quickly. Buyers relocating from the Northeast often plan around the school year and the tax calendar rather than the season.
How do you buy a home from another state?
The distance changes the process in three ways. You will need a lender who can work remotely and a pre-approval that travels. You should have a scouting trip structured around evidence, not charm: flood zones, elevation, fees, club rules, and the year-round rhythm of the community. And you want one local advisor who handles the gate credentials, the vetting, and the negotiation, because gated communities are hard to tour on your own from out of state. That is the shape of the relocation service Kim runs for out-of-town buyers.

Answers
Moving questions, answered
Short, plain answers to the questions buyers ask most often before they call.
How long does a move to Hilton Head or Bluffton take from start to finish?
Most relocating buyers plan on three to six months from the first visit to closing. A focused scouting trip, a pre-approval, and a clear short list of communities can compress it; waiting for a specific floor plan or lot can stretch it. A relocation call helps you set a realistic target date.
Is Hilton Head Island or Bluffton less expensive?
Bluffton has generally lower median prices than the island, and mainland communities carry lower insurance and transportation costs in some cases. The differences vary by neighborhood, so compare like for like. The market update page shows the most recently reported medians for both.
Do I need to visit before buying?
For a full-time or second-home move, yes, one structured visit usually pays for itself. Buyers who see the communities in person, in season, make better decisions about flood exposure, golf club fit, and the commute to the airport. Kim structures scouting itineraries for relocating buyers.
Can I buy a home in a gated community without a tour?
Gates can make this harder than it looks. Many communities require a licensed agent or a resident to bring you in, and the short-term rental experience of a community is not the same as the year-round one. See the community in person, and read the fine print on fees and rental rules.
What is the biggest mistake buyers make relocating to the Lowcountry?
Choosing a community for its clubhouse instead of for the life around it: the commute, the flood zone, the resale pool, the fee structure, and the rental rules if you plan to rent part of the year. The community profiles call out those differences explicitly.
Are home prices in Hilton Head and Bluffton still rising?
The most recently reported medians show a mixed picture: Hilton Head was down about 4.7% year over year on one measure while Bluffton showed a slight gain on another. Medians move month to month. The market update page tracks them with sources.
